Space type

Classifications of work settings within parent space types, often using custom terminology.

Utilization metrics

Spaces used Average number of spaces that were occupied across a time period (typically hourly / daily)  Count of spaces that were occupied for a total duration of time during the day / hour that exceeds the daily or hourly threshold    On Mondays, 5 meeting rooms are used on average.
Spaces never used Number of spaces that were never occupied across the time period

Count of spaces with zero utilization across the date range. 

Total time occupied per day = 0, or total time occupied is <1minute per 10minute interval

Rightsizing: measures the percentage of desks that are never used to manage the oversupply of spaces. 23 Spaces were never used across the last 3 months.
Target Utilization Target range for space utilization for an organization as an indicator of ideal utilization / ‘well utilized’  N/A Setting goals and benchmarks to measure progress  Our target ideal range is 50-80% utilization.  
Average Utilization A percentage of available space that has been occupied over a period of time. The average of the number of spaces used/ total spaces

Optimize space type mix: See percentage of each space type that has been used at any given time to see over or under supply of spaces 


Identify weekly patterns: daily utilization rate over a standard working week that indicates weekly occupancy patterns. E.g., for most utilization rate tends to peak on Tues, Weds, Thus, and trough on Mons, Fris.

The average daily utilization of workpoints is 34%, this means 34 out of 100 desks are used on average for a given day across the time period.  
Peak utilization  The max percentage of spaces that were used over a period of time i.e. daily or hourly  The maximum value of peak daily utilization across the time range Optimise services for popular days / facilitate change mgmt: to find out which day of the week your office typically sees the most spaces used and highest activity.  The peak utilization of meeting rooms is 100%, which means all meeting rooms had been occupied during the busiest day across the time range. 

 

Occupancy metrics

Peak occupants The maximum number of people occupying the space at any time Dividing the maximum number of people in the space by the total capacity of that space.    
Peak occupancy The maximum number of people in a space across the time period as a percentage of the space’s capacity  Dividing the maximum number of people occupying the space in a period of time by the total capacity of that space    
Average Peak occupancy  Indicating the general busyness of the space by taking the average of the maximum number of people in a space everyday across the time period  Dividing the sum of the maximum number of people occupying the space from every day, by sum of the total capacity every day     

 

Time in use metrics

Hours occupied The average of the total hours a space is occupied per day  Average (Sum hours occupied per day/total days) 

Identify how often a space is being actively occupied 

Meeting rooms are occupied on average for 3 hours on a given day


E.g. 3.9 hours of average total usage per day could mean: a person sits for 10 min then 44min then 3 hrs.

 

Meetings, visits and camping metrics

Session duration Time a space is occupied during each use. Total time of consecutive usage of a space across 1 minute intervals.

Number of camps Number of times a space has an occurrence of camping       
Camp duration The total duration of time a space is continuously not occupied for in between visits
